What is an estate sale? 

According to Wikipedia, "An estate sale or estate liquidation is a sale or auction to dispose of a substantial portion of the materials owned by a person who is recently deceased or who must dispose of his or her personal property to facilitate a move."  Usually, estate sales are conducted on the premises and unless otherwise agreed upon, everything within the home that is not a permanent fixture is available for sale.  It is quite common and acceptable for the seller to let us know of items that are not to be included in the sale prior to signing the estate sale contract - we just need to know ahead of time so that we do not take pictures of the unavailable items.

How it works:

First of all, M & M Estate Sale Specialists will come to your home, at no charge, to assess your items to see if an estate sale is the best option for you and your family.


Once a contract has been signed, after  all interested parties have removed or chosen their items that they want to keep out of the sale, then we go to work.

First of all, we will take pictures to be placed on various estate sale websites in order to generate interest in your sale.  

We will then ‘stage’ the sale – meaning that we will do what it takes to display the items in your estate sale so that they will sell easily.  We bring in our own tables and tablecloths to use for small items.  We also will move larger items within the home, if necessary, to maximize space.  After this process is completed we take more pictures.

Next, we will advertise your estate sale in order to bring in the buyers who will pay the best prices for your treasured belongings and, if possible, we will post signs directing buyers to your estate sale.  We advertise on www.Estatesales.net and www.Estatesale.com, as well as craigslist and other sites.  In addition, we maintain an email list of people who come to our estate sales on a regular basis.  We notify our customers when we are having a sale and let them know about all of the wonderful items in the sale.

Once we know what items are included in the sale, and we have staged them and have advertised them, then we research items to determine pricing. It is a win-win situation for us to appropriately price your treasures at the current estate sale market price so that everyone benefits. 

M & M Estate Sale Specialists will secure any permits necessary to conduct the sale, up to a cost of $40.00. If the  fee for the permit is in excess of $40.00, the client will assume to cost of the permit. (Usually we can just deduct this fee from the proceeds of the sale.)  

At this point we are ready to conduct the sale.  Sales typically last anywhere from 1 to 3 days and are conducted during normal business hours on any day of the week, but weekends are standard.  Within 10 days of the sale, proceeds from the sale are given to the person who signed the contract or to a trust account.  We do not divide the proceeds up for multiple heirs.

After the sale has been conducted, there is usually items left over and trash to be disposed of.  The client can either take care of all of this themselves and we pack up our tables and leave, or we can coordinate a donation.  If there are items that cannot be donated, or trash, then we can recommend a clean out company that will, for a fee payable by the client, come and clean out the home to make it ready for sale.

We will monitor the progress of your sale so that this process is as painless as possible.
